AST international’s design professionals have outstanding experience in all project requirements for bringing to successful fruition even the most complex designs. Our hallmark is coordinating the nuances of individual project elements to ensure the complete product is something the client will be excited to accept. All elements involved with site development, coordination with existing utility infrastructure, balancing the mechanical, electrical and architectural elements of the design and ensuring facilities are delivered as required to support the client’s needs. The dramatic changes in the Italian project approval process and in applicable Italian Laws and norms over the past decade have required both adaptability and innovative design. The planners and engineers at AST have worked with countless local communities to develop the required infrastructure and facilities to meet their needs, while closely observing schedule and budget constraints.

Through a results oriented approach of integral involvement by the local community officials, the client and other key contributors, AST international has a background of reaching consensus on a diversity of views and impacts, so the final product is one which satisfies the requirements of all interests involved.

AST international has been involved in community and subdivision planning efforts throughout the north of Italy. We are keenly aware of all requirements to get the project off to a fast start and to keep the project moving through the planning phase to realization. Our experience in dealing with the requirements for project approval is one of our noteworthy strengths, and something you can depend on when choosing us as your architect-engineer firm.

Borga Vistorta Subdivision

In conjunction with the Meschio Construction Company of Sacile, we master planned this residential community of 3 separate two story apartment buildings with a total of 45 apartments and a total value of 2.7 million Euro.  We were tasked with all zoning and project approval documents, establishment of all utilities to support the subdivision and the design and construction management for the developer.  The project was completed in September of 2001.

Residential Complex and Shops at the Campo Marzio Historical Center

This large residential complex was completed with the LaStella Construction Company in the historical center of Sacile.  Our work with the developer included the preliminary feasibility study and project approval documentation, and after approval by the city of Sacile, complete design and construction management services for the developer.  This 4.1 million Euro project was completed in July of 1998 and provided space for 12 ground floor shops and 30 luxury apartments, complete with two underground garage parking levels.

Residential Complex and Shops at Manin Plaza

This six story residential complex, situated on the banks of the river Livenza in Sacile, is a 2.5 million Euro complex with 16 large apartments on three floors, five ground floor shops and 2 floors of underground parking.  We were contacted by the developer, LaRosta Construction company, to be involved with the project from start to finish.  In addition to developing all the necessary project approval documents and making presentations to the city of Sacile; after approval, we coordinated the complex design requirements necessary to bring this project to fruition.  Especially challenging were the approvals involved with construction in the historical town center and the special considerations for a project built along the river banks.  We integrated the architectural, structural, geotechnical, mechanical and electrical design requirements for this 20 thousand SF facility, and we designed the pedestrian bridge that allows foot travelers to pass from one side of the river to the other.  From this vantage point, they can enjoy the spectacular views that brought the Venetian noblemen to Sacile in the 15th and 16th centuries.
